your home
 In
respect of the sale of your home, our main responsibilities are:- o
Obtain the title documents
of your home. o
Draft the contract of sale and forward it to the buyer's solicitors o
Request that you complete a simple enquiry form regarding the property and which
will deal with the repair and maintenance of boundary structures,
whether you have had any dispute with your neighbours, the services which are
connected to your house as well as building work and alterations
which may have been carried out to your house since its construction.
You will also need to complete a Fixtures & Fittings Form of all the items
which you are including in the sale o
Reply to any further enquiries which the buyer's solicitors might have
Purchase
of your new home
 On
the purchase of your new home, our responsibilities will be:- o
To investigate the title of
your new home and to advise you of any rights which the property might have, for
example, rights to use of shared drive or to use service installations
laid under neighbouring land. Restrictive covenants might also affect the
title which might impose restrictions on what you may do at the property o
Obtain your mortgage instructions
(if appropriate) o
Raise all necessary enquiries
of the vendor's solicitors with the Local Council. This search deals with a variety
of matters and,
for example, will show whether the roads and footpaths which adjoin the property
are maintained by the Council and whether there are any road schemes within close
proximity of the property which might adversely affect it. The search will also
reveal whether the property is located in a conservation area and whether it is
subject to any Tree Preservation Orders in case this has an effect on any proposals
which you night have for the property o
Undertake any specialist searches,
for example, a mining report or a brine mining report to ascertain whether the
property is within the vicinity of any past or present coal mining or brine mining
activity o
Agree a completion date and
exchange contracts by which you will be bound to purchase property on the agreed
date for completion o
Obtain your mortgage advance
(if appropriate) o
Complete your purchase of your
new home, pay any necessary stamp duty and register your title at the district
Land Registry
